This single-storey prefab house is produced at our own plant in Söğütlü, Sakarya, and assembled on your plot by our installation crew. The layout 3+1 = 3 bedrooms plus a living room. Once the concrete foundation is ready, assembly, installation work and painting take 3–7 days and the house is handed over ready to live in.
Among our 26 single-storey models this one is number 24 by size: 1 m² more than the next smaller model (Single-storey prefab house, 122 m², 3+1) and 6 m² less than the next larger one (Single-storey prefab house, 129 m², 4+1).
A 123 m² single-storey 3+1 for larger families
3+1 is Turkish plan notation for three bedrooms plus a living room. This single-storey prefab house spreads them over 123 m² and adds two bathrooms, which makes it a good match for larger families and for anyone who wants plenty of space without stairs.
Reading the room sizes of the 123 m² plan
- Living room, 27.5 m²: the heart of the house, with space for a large sofa group and a dining table.
- Bedrooms of 15, 12 and 12 m²: two equally sized rooms are ideal for siblings and work just as well as a study or guest room.
- Kitchen, 10 m²: a practical working kitchen next to the spacious living area.
- Wet rooms: a 6 m² bathroom, a second, compact 2.5 m² bathroom and a 4 m² WC.
- Entrance hall, 9.7 m²: room for a wardrobe and shoe storage so coats and bags stay out of the living room.
In practice, the split means that guests can use the WC while the bathrooms stay with the family, and the morning routine runs in parallel rather than in a queue. Before ordering, decide which wet room belongs to whom and check how each bedroom reaches its bathroom.
Roof, facade and interior of the 123 m² model
This model offers three roof finishes: painted galvanised sheet, metal tile or shingle. Your choice changes the look of the house, so consider it together with the facade. The exterior is clad in Betopan boards, with trims on all corners for a neat finish. Inside, the building height is 2.50 m, the interior doors are American-style panel doors and the walls are 10 cm thick. Windows are lead-free ERPEN PVC, and wiring and plumbing run concealed in the walls, so plan socket, lighting and water points before production.
