This two-storey prefab house is produced at our own plant in Söğütlü, Sakarya, and assembled on your plot by our installation crew. The layout 4+1 = 4 bedrooms plus a living room. Once the concrete foundation is ready, assembly, installation work and painting take 3–7 days and the house is handed over ready to live in.
Among our 14 two-storey models this one is number 11 by size: 7 m² more than the next smaller model (Two-storey prefab house, 142 m², 4+1) and 1 m² less than the next larger one (Two-storey prefab house, 150 m², 4+1).
Living below, sleeping above: the 149 m² two-storey 4+1 house
This two-storey prefab house has a 4+1 layout, which in Turkish listings means four bedrooms plus a living room. Over 149 m², day and night life are neatly separated. On the ground floor, a 3 m² entrance leads into a combined 29 m² living room and kitchen, joined by a 10 m² bedroom, a 3 m² bathroom, a separate 3 m² WC and a 5 m² hall. Upstairs there are two 15 m² bedrooms, a third bedroom of 10 m², a 6 m² bathroom and a 6 m² hall.
Why the ground-floor bedroom matters in the 149 m² plan
The downstairs bedroom is the most flexible room in the house. It can serve an elderly family member who prefers not to climb stairs, act as a guest room with a bathroom and WC close by, or become a home office away from the sleeping area. Upstairs, the two 15 m² rooms suit parents and older children, while the 10 m² room fits a younger child or a study. With a bathroom on each floor, nobody has to go downstairs at night.

Details to confirm before choosing the 149 m² model
As kitchen and living room share 29 m², plan where the dining table goes so it does not block the route from the entrance. Check which way the two balcony doors will face on your plot – towards the garden or the view. The façade is clad in Betopan, the exterior walls are 10 cm thick, the windows are lead-free ERPEN PVC and the interior doors are moulded panel (“American-style”) doors. Electrical and plumbing lines are concealed in the walls. The standard roof is painted galvanised steel sheet, with metal roof tiles as an option to personalise the exterior.
